Asbestos Advice, Assessment and Bulk-Sampling

Recent legislative changes have meant additional duties and changes for Persons Conducting a Business or Undertaking (otherwise known as the PCBU). PCBU’s include building owners, landlords and Managers.
In terms of Asbetos these changes include the obligation of managing and removal of asbestos risks to ensure the working environment is free of airborne asbestos fibres. Generally, if your building was built prior to 1 January 2000 it is more likely to have asbestos-containing material (ACM) incorporated within it.
Under the Regulations, a PCBU who knows or ought to reasonably know that there is a risk of exposure to respirable asbestos fibres in the workplace must ensure that all asbestos or ACM’s are identified.

Asbestos Surveys,
Air-Testing and Clearances
The first step in complying with the Regulations is to identify if asbestos is present within the workplace. Therefore, one should not merely assume that asbestos is not present. Instead to comply with the Regulations, a PCBU should organise an inspection by a suitably qualified consultant to identify whether asbestos or ACM is present within the property. If the survey results show that there is or there is likely to be asbestos, all PCBUs must ensure that a written asbestos management plan is prepared
This protects your staff and any contractors that may be hired to do some remediation or removal work around your property. In addition, any Class A Asbestos removal work requires an independent Asbestos Assessor to sign off the reporting and certification.

Meth Surveying and Asessments
A Meth Survey and Assessment report will give you the certainty that there is not a meth issue with your property or a potential investment.
Also known as a baseline test, meth-management program, indication test or field composite, one of our qualified consultants will visit the property and undertake sampling to see whether contamination is present.
If this assessment shows the presence of methamphetamine, we will recommend that a Detailed Assessment is completed.

Management
Just like Asbestos come to the experts for your Meth contamination issues.
All samples are submitted to IANZ Accredited Laboratories who provide quantitative results. These results allow us to determine if methamphetamine related behaviour has occurred within the property. We will then issue a comprehensive report for your property file and guide you on next steps.

Soil Sampling and Contaminated Soil Remediation
Soil can also become contaminated with asbestos through runoff from ACM, poorly executed demolition or removal of asbestos materials and uncontrolled dumping in the past.
Asbestos contamination of soils is different from other forms of contamination. Asbestos is inert and does not affect groundwater or have toxic effects in soil in the way that hydrocarbon or toxic contaminants do. It does not get into the food chain. The only risk to health is from breathing respirable asbestos fibres (fibres small enough to penetrate deep into the lungs) that may be raised from the soil by wind or other disturbance.
